Mortgage Checklist- what you’ll need for your mortgage application

So you’re ready to apply for your mortgage? Great! Here’s a list of important documents and information you’ll need to have with you:

Personal Information

  1. Valid driver’s license

  2. Divorce decree (if applicable)

  3. Proof of veteran status (if applying for VA loan)

Employment & Income Information

  1. Federal income taxes from the past two years

  2. W-2 forms from the past two years

  3. Pay stubs for the previous 30 days

  4. Proof of any additional income (Social Security, child support, alimony, etc.)

  5. If self-employed: previous two years’ and year-to-date profit and loss statements


  1. Checking & savings account statements for the last two months

  2. Retirement funds and other investments statements for the last two months

  3.  Details of other real estate owned. If part of your home’s down payment is provided as a gift, a gift letter stating that the funds do not need to be repaid


  1. Canceled checks (or proof of payment) for rent or mortgage for the last 12 months

  2. Court documentation for bankruptcy or judgment (if applicable)

  3. Listing agreement or sales contract for current home (if applicable)


  1. Sales contract

  2. Proof of earnest money deposit

  3. Proof of homeowners insurance (needed before closing)

  4. Contact information for homeowners association (if applicable)

  5. Name and number of closing agent representing you.
